According to a report by The Times of India, this transformative plan aims to establish these new cities, referred to as townships, over the next decade, effectively extending Noida’s economic and geographic influence deep into western Uttar Pradesh. The move is being positioned as a strategic effort to absorb the surging demand for real estate and industry driven by infrastructure upgrades and the airport’s global connectivity.

Noida and Greater Noida have long been magnets for both domestic and international investment. With property prices along the Noida-Greater Noida Expressway having nearly doubled in just three years, the launch of Noida International Airport has added fresh momentum to the already superheated property market.

Premium housing projects now command between Rs 2 crore and Rs 10 crore per flat, a range once unimaginable in this formerly suburban stretch. The demand is being powered not only by wealthy homebuyers but also by an influx of major corporations. Technology giants like Microsoft, Infosys, and Tata Consultancy Services have set up major facilities here, while global manufacturing leaders such as Samsung, LG, and Honda have also established a strong industrial presence.

The proposed cities are strategically positioned along the Yamuna Expressway corridor, linking Noida to Mathura, Agra, and Bulandshahr. This route, already a critical commercial artery, will be further elevated in importance as the new townships come online.

  1. New Noida (Dadri-Noida-Ghaziabad Investment Region): Envisioned as a centerpiece of the Delhi-Mumbai Industrial Corridor, this city is expected to evolve into a major industrial and logistics hub, benefiting from proximity to the Dedicated Freight Corridor.
  2. Heritage City (Raya Urban Centre): Situated near Mathura, this township will emphasise religious tourism and the rich cultural heritage of the Braj region, blending modern infrastructure with spiritual significance.
  3. New Agra: Designed as a tourism and hospitality zone, this city seeks to complement Agra’s global appeal by offering state-of-the-art infrastructure catering to both tourists and businesses in the hospitality sector.
  4. Tappal-Bajna Industrial Township: Positioned near Jewar, this township is earmarked as a high-potential zone for manufacturing and industrial development.
  5. Integrated Industrial Township Greater Noida (IITGN): Also located along the Dedicated Freight Corridor, this area will serve as an advanced industrial and residential zone with smart infrastructure planning.

This ambitious urban blueprint reflects Uttar Pradesh’s aggressive strategy to attract both foreign and domestic investment while easing pressure on saturated urban centres. With Noida already acting as a satellite powerhouse for Delhi, the expansion is likely to make western UP one of the most economically dynamic zones in the country.

By banking on infrastructure-led growth, particularly the Noida International Airport and expressway connectivity, the state aims not only to bolster real estate and job creation but also to establish itself as a national model for integrated urban and industrial development.
